When a valuer or buyer's surveyor writes knotweed in a report, the lender will normally want a professional management plan before it moves on. The plan shows where the stand is, how it is to be treated, over what period and with which guarantee, one that passes to the next owner. Having it ready early stops a Bolton sale from stalling.
Lenders tend to ask the same five things: where the stand is, how big it is, how it will be treated, how long that will take and who stands behind the guarantee. When the plan covers all five, the valuer can generally release the condition. Leave one out and you get another round of questions.
Best of all is before the house is listed, because the TA6 asks about knotweed and a plan can go in with the paperwork. Next best is as soon as a buyer's valuer raises it. Leaving it to the week before exchange risks a lender pause that can threaten the whole chain.
Treatment carries on under the plan and the guarantee goes to the new owner. We keep a record of each visit so the buyer can see what has been done and what is left. Some buyers want a brief handover note, and we write one.
